Frequently Asked Questions

The questions Kansas City homeowners ask us most — about concrete, hardscaping, and remodeling — answered straight: what things cost, how long they take, and how the process works. Plus, at the bottom, what our clients say about the work.

Getting Started

How much does an estimate cost?

Nothing. We come out, look at the project, measure, and give you a written estimate with the scope spelled out — free, and with no pressure either way.

What happens after I reach out?

One conversation about what you want, then a site visit to measure and check the things that affect the job — base, drainage, access. After that you get the price in writing, before any work starts. No surprises mid-project.

What areas do you serve?

Kansas City, Overland Park, Lee's Summit, Liberty, Gladstone, and the surrounding metro.

Do you work with investors, landlords, and property managers?

Yes — fix-and-flip renovations, rent-ready turns, and pre-listing repairs are a regular part of our work, scoped to the numbers with a schedule that protects your holding costs.

Concrete

Concrete Questions

How much does a concrete driveway cost in Kansas City?

Size, thickness, reinforcement, tear-out of the old driveway, and equipment access are the big factors. A straightforward replacement on a standard suburban driveway is a different job from a long or steep drive with drainage problems. We measure, check the base, and give you a written estimate — free.

How long before I can drive on new concrete?

As a general rule, you can walk on new concrete within a day or two, but vehicles should wait about a week while it cures and gains strength. We'll give you exact guidance for your pour before we leave.

My driveway is cracked — repair it or replace it?

Surface cracks with level slabs usually mean repair or resurfacing. Sunken, heaved, or spiderweb-cracked slabs mean the base — or the slab itself — has failed, and replacement is the honest fix. We'll tell you which one you actually have.

Does stamped concrete cost more than plain concrete?

Yes — the patterning, coloring, and extra finishing work add to the price. But stamped concrete typically still comes in below real stone or pavers for a similar look, which makes it the most affordable route to a high-end finish.

Hardscaping & Outdoor Living

Backyard & Hardscape Questions

How much does a paver patio cost in Kansas City?

It depends mostly on size, paver style, and what the ground needs — excavation, base depth, and drainage work. A small, simple patio on flat ground is a very different project from a large space with seating walls and a fire pit. That's why we measure in person and give you a written estimate with the full scope. It's free, and there's no pressure.

Can a leaning retaining wall be repaired, or does it have to be rebuilt?

It depends on how far the wall has moved. Minor shifting caught early can sometimes be stabilized. A wall that is bowing noticeably or separating usually needs to be removed and rebuilt with proper drainage behind it — otherwise the same soil pressure just pushes it over again.

Should I fix my yard's drainage before building a patio?

Yes. Water is the number-one enemy of patios and walls in Kansas City's clay soil, and pooling water under a patio causes settling and heaving. French drains and proper grading cost far less to install before the patio goes in than after.

How long does a backyard project take?

A single feature — a patio or a fire pit — is typically a matter of days once work begins. Combined outdoor living projects with kitchens, walls, and lighting run longer. Your written estimate includes a timeline for your specific project.

Remodeling

Remodeling Questions

How much does a kitchen remodel cost in Kansas City?

It hinges on scope. A refresh — paint, fixtures, hardware — is a fraction of a mid-tier remodel with new cabinets and counters in the same layout, which is itself a fraction of a full renovation with layout changes. The materials you choose, cabinets and counters especially, move the number most. We scope the project in person and put the price in writing before any work starts.

What does "turnkey" remodeling actually include?

One contract and one point of contact for the whole job: demolition, the trades the project needs, materials coordination, finishing work, and the final walkthrough. You choose the finishes and fixtures; we run everything else. No hiring and coordinating separate plumbers, electricians, and tile setters on your own.

Can I live in my home during a remodel?

Usually, yes — especially for bathroom and single-room projects. A kitchen remodel means a few weeks without a full kitchen, so we help you plan a temporary setup. For whole-home renovations, some families prefer to be out during the loudest phases. We'll talk it through honestly before you decide.

Do you remodel investment properties and flips?

Yes — fix-and-flip renovations, rent-ready turns, and pre-listing repairs are a regular part of our work. Investor projects are scoped to the numbers: durable finishes, budget discipline, and a schedule that protects your holding costs.

"Very good work. I was impressed at how quickly and efficiently they got the work done. The main guy that took care of our entire project from start to finish was very down to earth, transparent, and communicative. The dedication this company shows is beyond anything I've experienced in the past with other contractors. They left us with a clean, elegant look for the retaining walls in our front yard (we got stone veneer), the front driveway and back patio look like something out of a magazine. I am wowed and grateful I chose this company. Christian didn't only take his time in building the project, but also in building a long lasting relationship rather than just being a company coming for a paycheck. I love that!! I wish I could give them more stars, this was a superb experience."
